How to prove property condition issues in a tax appeal.
If the county values your home like it is market-ready, but a buyer would discount it for repairs, your evidence needs to be specific, organized, and tied to value.
Best evidence
- Repair invoices and signed estimates
- Foundation, roof, crawlspace, plumbing, or water intrusion reports
- Clear photos of defects
- Inspection reports
- Proof that nearby comps are in better condition
Separate cosmetic from material
Outdated finishes matter less than structural damage, active leaks, failed windows, foundation repairs, water intrusion, unusable rooms, or systems near failure. Lead with the strongest defects.
Turn the story into valuation language
Do not argue only that the situation is unfair. Explain that a knowledgeable buyer would reduce their offer because of known repair costs, risk, and condition impairment.
